How to apply
If you're interested in one of our shared ownership properties, you can apply by completing our shared ownership application form. Please email completed forms to nchasales@ncha.org.uk, and include the name of the development on your application.
This page outlines some key NCHA policies:
Your application
First come first served
We offer new shared ownership homes on a first come, first served basis. The date used to establish priority order is the date we receive your completed shared ownership application form, after prices have been published.
Once you have sent us your form, a member of the Sales Team will contact you. Subject to meeting the minimum affordability requirements and criteria, we will hold your preferred property for five working days. During this period, you will need to:
- make an appointment with the panel mortgage advisor
- send us your supporting documents.
Exceptions to the first come, first served policy apply to qualifying Armed Forces personnel and to properties in certain rural locations.
Supporting documents
Supporting documents may include:
- Photo ID
- Three months or 12 weeks of wage slips, or, if self-employed, three years of accounts
- Proof of address
- Proof of monies for deposit and if purchasing in cash. These funds must be in a UK bank account
- Letter regarding gifted funds (if applicable)
- Three months of pension payments or statements.
Affordability assessment
Minimum income policy
The mortgage advisor will carry out a detailed affordability assessment with you. They will check that you have a level of disposable income remaining after all household costs and commitments have been taken into account. We require that customers have a minimum disposable income left after all deductions of:
- Single applicants: 5% of their monthly net income
- Joint applicants: 10% of their monthly joint net income
Minimum deposit policy
You will need at least a 5% deposit for the share you are purchasing. If you are purchasing with cash, we will ask for a credit reference.
Adverse credit policy
Customers who have two or more County Court Judgements, Individual Voluntary Credit Agreements, Debt Relief Orders or bankruptcy within the last six years would not normally be accepted by NCHA for shared ownership.
About the affordability assessment
The assessment does not constitute mortgage advice or guarantee the availability of a mortgage. We reserve the right to decline applications where one or more of the criteria are not met or required information is not provided.
If you wish to purchase a different level to that recommended by the mortgage advisor you will need to tell us the reason in writing, and we reserve the right to decline your application.
