We promise to create and maintain safe, healthy homes and communities. Key areas we’re committed to delivering an excellent service are detailed below.
Fire and building safety
- Homes are fitted with functional smoke alarms and, where needed, carbon monoxide alarms
- Regular testing and annual safety reviews are completed
- Fire risk assessments, emergency escape routes, and customer guidance on safe practices are carried out and available for customers to see/provide feedback on

Damp and mould prevention and management

- We’re vigilant around hazards and health risks, especially for asthma sufferers and vulnerable tenants
- If an issue with damp and mould is reported, we deliver prompt investigation in line with Awaab’s Law
- We’ll tackle root causes (e.g. leaks, ventilation), not just the symptoms.
Asbestos management
It’s unlikely that homes have asbestos and, where they do, please be reassured there shouldn’t be a safety issue if it’s left undisturbed. If work is needed to remove or manage asbestos, we’ll:
- Risk-assess the situation before carrying out any maintenance or repair work
- Ensure safe removal or management by qualified teams
- Give clear guidance for customers if asbestos-containing materials are found
Making changes in your home (DIY)
- You must always get permission before making any changes to your home - see the Tenant Handbook for guidance
- Our policy ensures alterations are safe, compliant, and professionally inspected.
Legal compliance
We're compliant with all relevant legislation and standards: HHSRS, Awaab’s Law, Housing Acts, and fire safety regulations. Our proactive approach means we carry out routine safety inspections and testing, and scheduled servicing of alarms and equipment.
