Work begins on new affordable housing development in Skegby

33 affordable homes coming to Beck Lane, Ashfield

Work has begun on a new affordable housing development at Beck Lane, Skegby.

Once complete, this development will provide 33 new affordable homes for the Ashfield area. Designed to meet local housing need, these high-quality homes will offer a mix of tenures to support individuals and families at different stages of life.

The scheme includes 23 homes for social rent and 10 homes for shared ownership, providing options for those in greatest housing need as well as prospective first-time buyers. The mix of 19 two bedroom homes and 14 three bedroom homes will meet the different needs of local residents.

The homes are being built by Griffiths Partnerships and completion is expected by Spring 2028.

Fran Cropper, Assistant Director of Development and Sales at NCHA commented: “It’s great to see work get underway at Beck Lane on our first scheme with Griffiths, a local SME, which reflects our commitment to working with businesses rooted in the communities we serve. This scheme has taken some time to get on site due to various issues we’ve worked through collaboratively, so it’s fantastic to reach this important milestone. We now look forward to delivering much‑needed, energy‑efficient affordable homes for Ashfield.”

Sustainability and quality are central to the design of the development. All homes will be built to the top EPC A rating and will include solar PV panels, electric vehicle charging points and external sheds for secure bicycle storage, supporting more sustainable travel choices and lower carbon living. The scheme also places strong emphasis on supporting wildlife and biodiversity, with features such as hedgehog friendly fencing, bat boxes and a commitment to biodiversity net gain, including a dedicated wildlife area incorporated into the site layout.

Cllr Tom Hollis, Ashfield District Council’s Executive Lead for Strategic Housing and Climate Change, said: “Providing high-quality, genuinely affordable social housing for local people remains one of our key priorities at Ashfield District Council. We are proud to be working alongside partners such as NCHA to deliver more modern, energy-efficient and low-rent homes for Ashfield residents.

“These new homes in Skegby will help more local families access safe, secure and affordable housing within the communities they know and love, while also supporting people currently on our housing register.

“This development complements our own ambitious Council house building programme, which has already delivered hundreds of new homes across the District, with many more in the pipeline. By continuing to invest in both Council housing and partnership developments, we are making sure local people have access to the high-quality homes they deserve.”

This scheme was made possible through a collaborative funding approach between NCHA and Homes England, aligned with our Strategic Partnership for 2021-2028, which aims to deliver affordable housing across the East Midlands.
