Work begins on new affordable homes in Borrowash

Work has started on a new affordable housing development on Harrington Avenue in Borrowash, that will deliver 29 much needed homes for local people.

The development will provide a mix of affordable homes for individuals, couples and families. Eighteen of the homes will be available for social rent through Erewash Borough Council’s housing waiting list, with a further 11 homes available for shared ownership.

The scheme is being delivered in partnership with Erewash Borough Council and will provide high quality, affordable homes designed to meet a range of local housing needs. Norse Homes is responsible for delivering the build, with completion expected in late 2027.

The homes will range from one bedroom to three bedroom properties, including eight one bedroom, 14 two bedroom and seven three bedroom homes.

Four of the homes have been designed to meet M4(2) accessible and adaptable standards, helping residents with changing mobility needs to live independently for longer. All homes will achieve a minimum EPC rating of B, supporting improved energy efficiency.

Allan Fisher, Director of Development and Sustainability at NCHA, said:

“At NCHA, our ambition is about more than building homes - it’s about creating places where people can thrive. We’re focused on delivering high quality, affordable homes that are sustainable, well designed and built through strong partnerships. Schemes like Harrington Avenue reflect our commitment to putting customers at the heart of what we do and supporting great communities across the East Midlands.”

Councillor James Dawson, Leader of Erewash Borough Council, says: “It’s great to see work get underway to build more affordable housing in the borough. Development schemes such as this show the council’s commitment to supporting communities and providing essential sites for residential development.”

The £6.3m development forms part of NCHA’s continued investment in new affordable housing across the region and is supported by funding from Homes England.

The start on site marks an important milestone for the project and will make a positive contribution to the Borrowash community, support Erewash Borough Council’s wider ambitions to increase the supply of affordable housing across the district.
