Work begins on major affordable housing development

113 affordable homes on Arnside Road

Work is now underway on a major new affordable housing development in Bestwood, Nottingham, on the former industrial site of Chronos Richardson.

Once complete, this development will deliver 113 new affordable homes, helping to meet Nottingham’s growing housing needs. The scheme includes a mix of houses and flats, offering one‑ to four‑bedroom homes across social and affordable rent and shared ownership tenures, providing options for individuals, families and first‑time buyers. The rental homes will be allocated through the City Council’s housing register.

The development comprises of 95 houses (two‑, three‑ and four‑bedroom homes) and 18 one‑bedroom flats, including homes for supported living. In total, the scheme will provide 17 social rent homes, 49 affordable rent and 46 shared ownership homes, supporting housing affordability and choice across the city. One unit within the scheme will be used to accommodate a care and support office.

Located between Arnold Road, Arnside Road and Belconnen Road, and close to local services and City Hospital, the development forms part of wider regeneration efforts in the area and will transform a previously under‑used site into a sustainable new community.

Construction began in February 2026, with the first homes expected to be handed over in early 2027. Full completion is anticipated by March 2028. 

Sustainability and quality are central to the project. Homes are being built to EPC A standards, using a fabric‑first approach, enhanced insulation, and solar PV panels, helping to reduce energy bills for residents and support Nottingham’s environmental ambitions.

The scheme also includes biodiversity net gain measures, such as bird and bat boxes, alongside green spaces and landscaping to support local wildlife and create a welcoming environment for residents.

This scheme was made possible through a collaborative funding approach between NCHA and Homes England, aligned with our Strategic Partnership for 2021-2028, which aims to deliver affordable housing across the East Midlands. Nottingham City Council also played a key enabling role by supporting site assembly, helping bring the development forward.
