New supported housing underway in Arnold
30 new homes coming autumn 2027
Work has started on a new affordable housing development in Arnold that will provide much-needed supported accommodation for young people, alongside additional affordable rented homes for the local community.
Redevelopment of the former Leivers Court site on Douro Drive, will bring the vacant brownfield site back into use as part of a £6 million investment in affordable housing. Gelder Ltd has been appointed as the main contractor, with completion expected in autumn 2027.
The development is being delivered in partnership with Nottinghamshire County Council and will provide 22 one-bedroom supported living apartments for young people. The scheme will help residents develop the skills and confidence needed to live independently while accessing the support they need. In addition, eight affordable rented family homes will be made available through Gedling Borough Council's Choice Based Lettings scheme.
Designed by Pelham Architects, the development will include a mix of one-bedroom apartments and family homes, together with dedicated communal and staff facilities. The homes have been carefully designed to create a safe, welcoming and modern environment, while complementing the surrounding neighbourhood.
Fran Cropper, Assistant Director of Development and Sales at NCHA, said:
"We're delighted to be regenerating this site, providing much-needed supported homes designed to modern, sustainable standards and creating a welcoming, empowering environment for young residents. NCHA is grateful for the support from EMCCA, Homes England, Nottinghamshire County Council and Gedling Borough Council in getting this scheme on site. This has been a true partnership project."
The scheme has benefited from funding through the East Midlands Combined County Authority's (EMCCA) Brownfield Housing Fund, helping to bring a previously developed site back into productive use. Additional support has been provided by Homes England through NCHA's Strategic Partnership programme, which is helping deliver more affordable homes across the East Midlands.
The new homes will also achieve strong environmental standards, with the apartments designed to EPC B ratings and the houses targeting EPC A, helping residents reduce energy use and household bills.
Once complete, the development will provide high-quality affordable housing and supported accommodation, helping more people in Gedling access a safe, secure place to call home.
