New homes for young people

Our development and design teams have helped deliver a major new affordable housing scheme in Derby, giving young people the opportunity to take their first steps towards independent living.

Known as Foundry Point, the development has been created in partnership with YMCA Derbyshire and offers 60 fully furnished, self-contained apartments for people aged 18 to 30 who are in work, education or training.

Built by Tanbry Constriction on a former Rolls-Royce site on Cotton Lane, the scheme has transformed a previously unused brownfield site into a modern place to live, supporting regeneration and bringing benefits to the local community.

Designed with residents in mind

The homes were designed by Pelham, NCHA’s in-house architects, with young people’s needs at the heart of the scheme.

Each apartment includes a bedroom, ensuite bathroom and open-plan kitchen, dining and living space, giving residents a comfortable, self-contained home. The flats are fully furnished to help reduce upfront costs and are designed to be energy efficient, helping to keep bills as low as possible.

Helping young people overcome barriers

Many young people face challenges getting onto the housing ladder or into private renting, especially without savings, references or rental history.

Foundry Point helps tackle this by offering affordable rents of around £671 per month, with some utilities included, giving residents more certainty over their monthly costs.

The scheme also supports young people to build independence, maintain employment and gain the experience they need to move into long-term housing in the future.

A positive impact on the community

Foundry Point is close to many major employers and transport links, helping residents access jobs, apprenticeships and training.

The development includes green space, parking and features such as electric vehicle charging points, contributing positively to the local area.

As people begin to move in, Foundry Point shows how new developments like this can meet local housing needs, supporting young people while helping to regenerate communities.
