Innovative affordable homes open in Lenton
A significant new housing development was officially opened last week at Prospect Place in Lenton, Nottingham, marking the completion of 36 high-quality, affordable homes built in partnership with Tune Homes.
The event welcomed new residents alongside Cllr Jay Hayes and representatives from Nottingham City Council, celebrating the transformation of a former brownfield site into a thriving new neighbourhood.
Of the 36 homes delivered, 26 are for affordable rent and 10 for shared ownership, directly addressing local housing needs identified by the council. The new homes include a mix of two-, three-, and four-bedroom houses and have been prioritised for families on Nottingham City Council’s housing waiting list.
Situated in an area largely dominated by student accommodation, Prospect Place brings much-needed permanent family housing back into the heart of Lenton. The scheme has been carefully designed to foster neighbourly connections, with a layout that promotes community interaction.
One of the new residents, said: “We’re so happy to have a place we can truly call home. It’s a great location, and there’s already a real sense of community building here.”
Cllr Jay Hayes, Nottingham City Council’s Executive Member for Housing and Planning, said “I’m delighted that these much-needed family homes will be prioritised for households currently on our waiting list.
“Developments like this are not only helping us to achieve our targets of creating warm, comfortable, permanent and better housing for Nottingham people in housing need, they’re also helping to build and strengthen communities and bring people together.”
Prospect Place also sets a benchmark for sustainability, with all homes achieving an EPC A rating. The gas-free site features solar panels, air source heat pumps, panelised timber frames, and precast foundations, significantly reducing the development’s carbon footprint and exceeding government standards for Modern Methods of Construction (MMC). All homes are equipped with EV charging provisions, with communal facilities also provided.
Andrew Roberts, Director at Tune Homes, added: “This project began as a true partnership with NCHA, built on a shared ambition to create something different, an affordable development shaped by thoughtful design, placemaking and sustainability. Together, we’ve set a new benchmark for delivering homes that are both high in value and genuinely affordable.”
This £7.7 million initiative was made possible through a collaborative funding effort between NCHA and Homes England, which aligns with NCHA's Strategic Partnership for 2021-2028, aimed at delivering affordable housing across the East Midlands.
