New homes open in Melton Mowbray

90 much-needed homes for the local community

We've officially completed a major affordable housing development on Lake Terrace in Melton Mowbray, Leicestershire, delivering 90 much-needed homes for the local community.

The development offers high-quality, affordable and sustainable homes with excellent transport links. The area is already home to a thriving new community, with residents praising the new homes.

Designed by Pelham Architects, they include a mix of one-, two- and three‑bed properties. Of the 90 homes, 42 are available for shared ownership, while the remaining 48 are let at an affordable rent to applicants on Melton Borough Council’s housing waiting list. All properties have been built by MyPad to a high energy‑efficiency standard and make the most of the surrounding space.

Melton Borough Council’s Leader, Cllr Pip Allnatt, joined NCHA, Pelham and MyPad on a recent celebration event to mark the completion of the scheme. Guests toured the development, viewed inside some of the homes, and met residents who now call Lake Terrace home.

Cllr Pip Allnatt, Leader of Melton Borough Council said: “It’s good to see this development at Lake Terrace completed and already making a real difference for local people. Delivering 90 high quality affordable homes, both for rent and shared ownership is a major boost for Melton. Not only does it help families on our housing waiting list into secure, modern homes, but it also gives first time buyers a genuine opportunity to put down roots in our community. NCHA has done an excellent job here, and this scheme sets a very positive benchmark for future housing in the borough.”

Joanne Hill, NCHA’s Assistant Director of Development and Sales, expressed her enthusiasm for the project. “We’re proud to have delivered sustainable homes that not only meet the needs of local families but also demonstrate the importance of affordable housing in areas of need. We’re also delighted to be progressing plans for phase two, which will bring even more high‑quality homes to the community.”

All rental homes are now allocated, but three properties remain available for sale through shared ownership – part rent, part buy scheme. For more information, contact nchasales@ncha.org.uk.

The development has been made possible through a successful funding partnership between NCHA and Homes England. The scheme supports our Strategic Partnership with Homes England for 2021–2028, which aims to increase the supply of affordable homes across the East Midlands.
