Homes for all ages in Matlock
In the beautiful valley, just north of Matlock, we’ve begun work on 57 new affordable homes.
The scheme is underway after years of planning with Derbyshire Dales District Council (DDDC). We met with the Deputy Leader of the council and developer Modus Partnerships Ltd last week to mark the start of work on site.
The homes, many with stunning views across rolling Derbyshire hills will be offered for affordable rent and shared ownership.
There will be a large number of bungalows on the site, reflecting the need for affordable accommodation for the town’s aging population.
Allan Fisher, NCHA’s Director of Development and Assets explains: "We’ve got a high percentage of bungalows at this new scheme. It’s really important to NCHA that we build the right homes for the specific need of each area. We know that in Matlock there is an older population in need of affordable homes, and this scheme will go a good way to filling that requirement. The fully accessible bungalows will offer greater choice and allow people to live in them for longer without needing adaptations further down the line.”
Close to Matlock town centre and the A6 the new homes will be in a great spot, near the Peak Park railway line and open countryside beyond.
Built to a high quality finish by Modus, the new homes have been designed by RGP Architects.

The build has been funded by Homes England, Derbyshire Dales District Council and NCHA.
Councillor Hobson, Deputy Leader at DDDC comments: “Councillor Purdy [Leader of the Council] and I committed on our election as leaders to drive forward partnership housing projects that are truly affordable for local people. And although Covid has in some cases hampered the progress of almost 100 affordable homes currently in the pipeline for the Dales, we are delighted to see at first hand the work that is moving forward at Darley Dale.”
The scheme is expected to be complete by summer 2022, with the first homes ready mid-2021.
The completed homes will be managed and owned by NCHA. The rental properties will be allocated through the Derbyshire Dales Home Options scheme. The shared ownership homes will be available to buy from NCHA.
