It is with an immense amount of pride that I write my first annual report as Chief Executive of NCHA.   It was not without some trepidation that I accepted the position knowing indeed that succeeding Andrew Malone OBE would be “a hard act to follow”.

NCHA is, by any measure, a highly successful organisation thanks to the Chairman and Board of Management and to the Association’s employees at all levels.  Their commitment and dedication to NCHA has brought the success it has enjoyed and the respect with which it is held throughout the region and beyond. I should also like to thank Andrew for the support he has given me personally over the years and for handing on such a good organisation, which it is an honour for me to lead.
 
Whilst looking back at 2006/07 shows just how successful we have been, we cannot afford to be complacent in an environment which is changing rapidly. Over the last 12 months we have seen the publication of the Hills Report looking at the future role of social housing; the Cave Report posing some significant issues for housing associations’ regulation; and most recently the publication of the Government Green Paper: Homes for the future – more affordable, more sustainable.
 
It is clear that the Government is putting housing, and particularly social housing, at the top of its agenda and we need to be at the forefront of this.
 
The Green Paper identifies a target of 180,000 new affordable homes over the next three years.  NCHA is well placed regionally to play its part in helping to meet this target but we will only be able to contribute as long as we can continue to show that we are competitive in our new development growth plans.  We must provide services to our customers and stakeholders, and most importantly, make our contribution to providing better lives for tenants and residents and the communities in which they live.
 
It is for just this reason that we are now launching our new vision for NCHA of More Homes, Great Services, Better Lives and publishing a new 5 year Corporate Plan and Corporate Strategy.  This shows how NCHA is responding to the changing world and at the same time establishing some challenging targets for improving our all around performance. 
 

Many challenges face NCHA over the coming years. I believe that our attempts to remain at the forefront of innovation and our quest for new solutions to old problems will reveal our commitment to tackle head on the problem of homelessness, housing need, sub-standard housing and affordability.
