Best housing all-rounder in the East Midlands

Nottingham Community Housing Association confirmed its position as the best housing all-rounder in the East Midlands during 2006/07 … and the Housing Corporation thought so too and gave us Four Green Lights – top marks for performance.
 
We provided homes for rent, shared ownership and outright sale by building new mixed tenure developments and converting landmark buildings. Many of the schemes were the work of our in-house design team, who handled up to £50 million of contracts during the year.
 
Our new building for sale company, LETS Select, finished its first scheme, and the bidding partnership of 15 housing associations we lead with the Longhurst Group began work on its 2006/08 allocation of £54.6 million. NCHA is building 473 of the 1,350 homes this money will help fund.

 

In 2006/07 we delivered 117 per cent of our cash target of £16.7 million and 192 per cent of the completions target, delivering 125 homes against a target of 65. That means 60 households who were homeless or living in poor conditions moved into their new homes earlier than planned.
 
Our direct maintenance team handled all our gas servicing work and much of our maintenance work, guaranteeing good standards of workmanship for our customers and offering the work force good pay and conditions.
 
More supported housing schemes were added to our stock and we remain the biggest provider of this vital form of accommodation in the region. Our supported housing carried off a national award for NCHA’s ground-breaking SMaRT Service, which we are now marketing to other organisations.
 
Our housing management staff cut rent arrears for the 10th year running, turned round empty homes more quickly than most housing organisations and supported communities fighting anti-social behaviour. Our financial team renegotiated loans in a package that will save NCHA £2.5 million over the next 30 years.

The healthy state of the organisation owes much to Andrew Malone, who retired this year. Founder and Chief Executive of the organisation for 34 years he was largely responsible for the growth of NCHA, its commitment to quality and its unflinching determination to house and help those in need.
 
Our thanks go to him, and are echoed by the many thousands of people we have housed since 1973. He was succeeded by our Director of Housing Mike Andrews, who has been with us for 18 years  and shares Andrew’s drive and commitment.

Our thanks go also to Colin Tuck, former Director of Design, Corporate Services and IT, who also retired this year. An architect, Colin joined NCHA 30 years ago. Under his leadership the Association’s design team has grown into a highly professional unit, which provides surveying and project management services for other public sector organisations as well as NCHA.
 
Finally, my thanks to all staff, board members and partners for their tremendous efforts in what has been a hugely successful year.
